Building a Metal Shop in North Texas: Costs, Slabs, and What to Plan For
A metal shop is the most useful building on many North Texas properties. It holds the truck, the tractor, the tools, and sometimes the hobby that your spouse would rather not see in the garage. It is also easy to get wrong, because the decisions that matter most happen before a single panel goes up.
Start with what the building has to do
Before anyone talks about square footage, write down what goes inside. A shop for storing equipment is a very different build from a shop where you will work year-round. Think about the biggest thing you will ever park inside, and size the door and clear height for that, not for what you own today.
The slab is the foundation of everything
A shop slab carries heavy loads, so thickness, reinforcement, and a good vapor barrier matter. If you plan to park a loaded trailer or run a lift, tell your builder up front, because that changes the slab design. North Texas clay soil moves with the seasons, so the site prep underneath the slab is as important as the concrete itself.
Insulation, electrical, and the things people add later
Most owners wish they had done three things at the start: insulating the walls and ceiling, running more electrical than they think they need, and adding a floor drain or a plumbed bathroom. Each is cheaper while the building is open. A shop that is comfortable in July and January gets used a lot more.
Shop, barndominium, or both
Many of our clients start with a shop and later add living space, or build a barndominium from day one. If there is any chance you will want a bathroom, a kitchenette, or an office, plan the plumbing and electrical for it now. It costs very little to rough in and a lot to add later.
What to ask a builder
What is included in the price: slab, electrical, insulation, doors?
How is the site prepped, and how is drainage handled?
What wind and snow load is the structure rated for in our county?
Who handles permits and inspections?
Can I see recent shops you have built?
