Questions & Answers

Essential answers for future clients

Newly constructed house with stone and siding exterior, large windows, a front porch, and a concrete driveway.
  • We are a family-owned, firefighter-founded building company. Cody Clark (our founder) spent years in the fire service, so we run our job sites with that same sense of duty and "do it right the first time" attitude. We build high-end, custom homes and barndominiums across Northeast Texas.

  • Not at all. We build "Rural Luxury." To us, that means quality over quantity. Whether it’s a 1,500 sq. ft. modern barndominium or a large family homestead, we focus on making it beautiful, functional, and built to last.

  • There is no "one-size-fits-all" answer, but here is a realistic breakdown of the timeline for most Northeast Texas projects:

    • Small Projects (Kitchen or Master Bath): Usually 6 to 10 weeks of actual construction time once materials arrive.

    • Full-House Remodels: These typically range from 4 to 8 months, depending on the size of the home and if we are moving structural walls.

    • The "Invisible" Phase: Remember to account for 2 to 4 weeks before we start for design, permitting, and ordering materials. We like to have everything on-site before we demo your kitchen so you aren't living without a stove for longer than necessary!

  • In the world of custom remodeling, "ballpark" numbers can be dangerous because every home is different. However, we believe in Honest Budgeting over "low-balling" to win a job.

    • Kitchens: High-end custom kitchens typically start around $40,000–$60,000+ depending on cabinetry and appliance choices.

    • Master Suites: A full transformation usually starts in the $30,000–$50,000 range.

    • Whole-Home: These are priced per square foot based on the level of finishes you choose.

Why the range? The two biggest "price swing" factors are structural changes (moving walls/plumbing) and finish levels (quartz vs. laminate, custom vs. stock cabinets). During our first consultation, we can give you a much tighter estimate based on your specific house.

  • You don't necessarily need to have the full amount in cash to start. Most homeowners use one of these three common paths:

    • HELOC (Home Equity Line of Credit): This is the most popular for remodels. It lets you borrow against the equity you’ve already built in your home. You only pay interest on what you actually spend.

    • Cash-Out Refinance: You replace your current mortgage with a new, larger one and take the difference in cash to pay for the renovation. This is great if interest rates are lower than when you first bought.

    • Home Improvement Loan: This is a personal loan specifically for renovations. It’s usually faster to get than a HELOC but might have a slightly higher interest rate.

Pro-Tip: If you’re planning a massive "top-to-bottom" remodel, talk to us about a Renovation Loan. This allows you to borrow based on the future value of the home after the work is done, rather than just what it’s worth today.

  • Yes! This is actually the best time to talk to us. Not all land is "build-ready." We can consult with you before you buy a property to look at things like utility access, soil types, and clearing costs so you don’t get stuck with a "money pit" piece of land.

We typically build on land that you already own or are looking to buy. We specialize in "on-your-lot" construction.

  • Think of it as a custom luxury home with a metal "shell." They are incredibly popular in Texas because they are durable, energy-efficient, and allow for massive open-concept living spaces. They look like barns on the outside but feel like 5-star resorts on the inside.

  • It’s a little different. You’ll get a Construction Loan. This funds the build in stages. Once the house is done, it turns into a regular mortgage. We have local lenders we trust who can explain this to you in plain English so you feel confident before you spend a dime.

  • The "nightmare stories" usually happen because of poor planning. We use a transparent, organized system. Before we ever break ground, you'll have a detailed estimate. We believe in "Honest Budgeting"—we’d rather tell you the real price upfront than surprise you with "extra costs" halfway through.

  • You book a Consultation.

This isn't a high-pressure sales meeting. It’s a 30-minute conversation (usually with Casey or Cody) where we listen to your vision, look at your budget, and tell you exactly what the next three steps are for your specific situation.
